PRE-PRESALE OPPORTUNITY

Carmei Gat. Where many olim call home.

Expansion

Carmei Gat was established in 2017 as a new neighborhood on the northern edge of Kiryat Gat. Today, the neighborhood comprises approximately 10,000 homes and has a diverse population, including an English-speaking community of over 300 families.

Residents enjoy modern infrastructure, numerous parks, including a 100-dunam central park, shopping centers, schools, and community facilities, making Carmei Gat particularly attractive to young families. The neighborhood is set to nearly double in size with the development of Northern Carmei Gat.

Location

Kiryat Gat is centrally located 35 miles south of Tel Aviv, 27 miles north of Beersheba, 21 miles southwest of Beit Shemesh, and 40 miles southwest of Jerusalem.

Carmei Gat is served by the Kiryat Gat Railway Station on Israel Railways' Tel Aviv–Be'er Sheva line. Located a short drive from Carmei Gat, the station offers direct rail service to Tel Aviv in under 45 minutes. Residents also enjoy convenient access to major highways, including Routes 6, 35, 40, and 353, making it easy to reach central Israel and surrounding employment centers.

The Project

Four residential buildings with 170 apartments. Located on the border between Carmei Gat and Carmei Gat North, the project overlooks a large park and is just a short walk from the future train station that will serve the neighborhood. Excellent developer and builder.

Strong Value Proposition

Attractive pricing, convenient payment terms, and an opportunity to purchase in one of central Israel's most promising new neighborhoods.

With extensive green space, a strong educational system, a central location, excellent transportation links, and an expanding Anglo community, Carmei Gat is increasingly being referred to as "the next Modi'in“ – a comparison we believe is well deserved.
